The current real estate market is showing signs of stabilization, with a good balance of homes available and a steady demand from buyers.
Right now, there are about 636 homes for sale, with average prices around $688,000. While the market isn’t as hot as it was a couple of years ago, homes are still selling, albeit at a slower pace than in the past. The average home is taking about 62 days to sell, which is a bit longer than we’ve seen in recent years. Over the past five years, we’ve witnessed significant changes in the market. In 2021, the average home price was around $524,000, and homes sold quickly, often within a month. Fast forward to today, and while prices have risen, they are starting to level off, with some homes seeing price reductions before they sell. This shift means that buyers may have more negotiating power now, while sellers need to be realistic about pricing to attract interest. For buyers, this is a great time to enter the market, especially as there are more homes to choose from and less competition than before. Sellers, on the other hand, should be prepared for a longer selling period and consider pricing their homes competitively to stand out in a more balanced market.
