Currently, the real estate market is showing signs of stabilization, with a healthy inventory of homes available for buyers and prices starting to level off.

Right now, the average home price is around $519,000, and while many homes are still selling, we’ve noticed a notable increase in price reductions, with about 53% of homes having their prices adjusted downward. Over the past five years, the market has gone through significant ups and downs. In 2021, homes were selling quickly, often above asking price, with a median close price of about $410,000. Fast forward to now, and while prices have seen some fluctuations, the current median close price is $425,000. This shift indicates a cooling off from the competitive frenzy we saw a couple of years ago, as homes now take longer to sell—averaging around 62 days on the market. For buyers, this means more options and potentially better negotiating power, especially with many homes seeing price reductions. Sellers, on the other hand, might need to be more strategic with pricing and be prepared for a longer selling process. Overall, whether you’re looking to buy or sell, this market offers a unique opportunity to navigate with a bit more ease than we’ve seen in recent years.
