The current housing market is showing signs of stabilization, with average home prices around $625,000 and a good number of homes—about 4,336—available for buyers.

While prices have been fluctuating, we’re seeing a decrease in the number of homes selling over the asking price, suggesting that buyers are becoming more cautious and sellers may need to adjust their expectations. Over the past five years, the market has experienced significant changes. In 2021, the average price was about $500,000, but it has steadily increased until recently, when prices dipped slightly. This shift indicates that while home values have generally risen, the rapid growth we saw previously may be slowing down. Additionally, homes are staying on the market longer, with the average days increasing to around 70 days compared to just 31 days in 2021. For buyers, this means there may be more opportunities to negotiate and find a home that fits their budget, especially as the number of price reductions is quite high—nearly 47% of homes have seen price cuts. Sellers, on the other hand, should be prepared for a more competitive environment where pricing strategies might need to be more flexible to attract buyers.
